Feature — Leads

Every seller email becomes a working lead

Deal flow arrives as email: wholesaler blasts, driving-for-dollars replies, agent forwards. Foundry gives your team one address that turns those messages into structured leads, drafts the property details for you, and moves them through a pipeline that stays honest because it reads your actual offers.

  • A dedicated inbound email address per organization
  • AI drafts address, seller vs. wholesaler, contact, and summary
  • Attachments captured and stored with the lead
  • Pipeline stages derived from live offer status
  • Offline-capable photo walkthroughs with trade tagging
  • Walkthrough converts straight into a rehab budget

What it is

Lead management in Foundry is the front door to the deal record. Instead of a separate CRM that has to be reconciled with your underwriting, the lead is the property — the same record that later carries the offers, the accepted contract, the rehab budget, the lender packet, and the ledger.

Inbound email arrives at your organization's Foundry address, is de-duplicated by message ID, and is written to the pipeline with its attachments intact. An extraction pass drafts the fields a human would otherwise retype. You accept, correct, or ignore each suggestion.

Who it's for

How it works

  1. Step 1

    Route your deal flow

Point your seller and wholesaler email at the Foundry address for your organization, or add properties by hand.

  2. Step 2

    Review the AI draft

Foundry proposes the address, lead type, contact, and a summary. Each field is marked as a suggestion until you accept it.

  3. Step 3

    Walk the property

Capture photos room by room from your phone — including with no signal — and tag items to the trade that will do the work.

  4. Step 4

    Make the offer

Build offers from the lead. The pipeline stage advances on its own as offers are sent, countered, and accepted.

Frequently asked questions

How do leads get into Foundry?

Three ways: you add a property manually, you forward or route seller and wholesaler email to your organization's dedicated Foundry inbox address, or a buyer submits interest from one of your public listings. Email that lands in your Foundry inbox becomes a lead automatically, with attachments stored alongside it.

What does the AI actually extract?

From an inbound email, Foundry drafts the property address, whether the sender is a direct seller or a wholesaler, the contact details, and a short summary. Every extracted value is shown as an editable suggestion — nothing is written to your lead without you accepting it, and the model is instructed to leave a field blank rather than invent one.

What are the pipeline stages?

Needs offer, Offer made, Negotiating, Accepted, and Dead. Stages are derived from the live status of the offers attached to the lead rather than hand-maintained, so the pipeline cannot drift from what you have actually sent.

Can I capture condition on site?

Yes. The walkthrough tool captures room-by-room photos and notes on your phone, auto-tags items to a trade, and works offline — captures queue locally and sync when you regain signal. A completed walkthrough converts into a rehab budget on the deal.

Is the email inbox included in every plan?

The dedicated leads inbox address is a $2/month add-on that can be attached to any plan. The pipeline, walkthroughs, and manual lead entry are included.
