What it is

Creative finance only works when the math behind each structure is real. Foundry prices every structure against the same property, rehab, and exit assumptions, so a subject-to at one payment and a seller-financed note at another are genuinely comparable rather than two spreadsheets with different mistakes in them.

Each structure is also scored against how you would exit it — wholesale, flip, rental, or resale on seller-finance terms — so you never send terms you cannot actually perform on.

How it works

    Price the structures

    Choose the structures worth sending. Foundry prices each one to clear your thresholds and flags the ones that cannot.

  2. Step 2

    Send the letter

    A branded offer letter goes out as PDF and as a public link, with a plain-language summary of each structure.

  3. Step 3

    Let the seller answer

    Accept, reject, or counter online. Counters must reference a structure you actually sent, and rounds are capped.

  4. Step 4

    Convert to a deal

    On acceptance, the offer becomes a deal — carrying price, terms, deposits, and closing costs exactly as agreed.

Which offer structures does Foundry model?

All cash, subject-to, seller financing (amortized, interest-only, or equal payments), lease option, equity share, and a conventional bank purchase — plus an MLS-comparison baseline so the seller can see how your terms compare to a listed sale.

Can I send more than one structure in the same letter?

Yes. Multi-strategy offer letters present several structures side by side with the price and terms for each, so the seller chooses the shape of the deal rather than answering a single take-it-or-leave-it number.

How does the seller respond?

Every offer gets a public link — no account, no app. The seller can accept, reject, or counter from a phone browser. Acceptance is committed atomically and captures the time, IP, and user agent as evidence, then converts the offer into a deal.

How does countering work?

Counters are capped at three rounds per side, enforced on the server rather than in the interface. Each counter must reference a structure that was actually sent, and every round re-bakes the follow-up schedule.

Does Foundry chase the seller for me?

Yes. Follow-up cadences run per offer with organization-level defaults that differ for direct sellers and wholesalers, and they cancel automatically once the offer is answered.

Can I solve backwards from a target return?

Yes. The solver back-solves price and terms for a target outcome, and the lever tools show which single input — price, rate, term, rehab, or exit — fixes an exit that currently fails your thresholds.
